As a local South Florida Real Estate agent I have received many questions about how this pandemic is affecting the real estate market especially after seeing how it’s affecting the stock market. I can only speak for South Florida Real Estate Market but I am sure that most markets are having similar issues.
In classic realtor fashion, I’m going to tell you that it’s still a good time to be a buyer or a seller. I will give you my perspective on both sides!
Buyer: Rates are crazy low giving you more buying power and lower payments. The inventory is low meaning there aren’t a lot of houses on the market for sale so there is lots of competition for each house. I have tricks up my sleeve to make your offer competitive while protecting you and not overpaying.
Seller: Inventory is low so if you put your house on the market and position the price appropriately based on sold homes in the area, it will sell quickly and for top dollar. Open houses are not advised right now due to our social distancing as a result of COVID 19. Virtual open houses are the in thing now. Virtual tours have replaced most in-person showings at least on occupied properties. With rates so low, it’s a good time to sell and upgrade or downgrade from your current house.
How to stay safe:
As a buyer, I recommend bringing hand sanitizer on tours and limiting exposure to other people. I can tour the home for you and do a video with you. For properties that are still allowing in-person showings, try to avoid touching any surfaces and touching your face. Reapply hand sanitizer after each property tour until you are able to wash your hands for at least 20 seconds with soap and water.
As a Seller, if your property for sale is owner-occupied make sure you have disinfectant in the house and spray/wipe surfaces after each tour. If the home is vacant, the buyers are advised to bring hand sanitizer to keep themselves safe.
